What is the First Home Owner Grant WA?
The First Home Owner Grant in Western Australia is a $10,000 cash grant paid by the WA Government to eligible first home buyers who buy or build a new home. It is administered by the WA Office of State Revenue under the First Home Owner Grant Act 2000. The grant has been $10,000 since 1 January 2017 and applies on top of any stamp duty concession.
The grant is paid as a one-off cash amount, either at settlement of a new home purchase or at the first progress drawdown of a construction loan. For most Perth first home buyers it covers a meaningful chunk of the deposit, the stamp duty buffer, or the moving and conveyancing costs.
Why is the grant only for new homes?
The WA Government uses the grant as a housing supply lever. Restricting it to new homes channels demand toward construction and off-the-plan stock, which adds supply to the Perth market over time. Established homes that have previously been occupied do not qualify, even if they have been renovated.
Eligibility
Who qualifies for the FHOG WA in 2026.
All five tests below must be met for the application to be approved.
- 1. Age and residency. You must be 18 or older, an Australian citizen or permanent resident. At least one applicant on the title must meet this test.
- 2. First-time buyer. Neither you nor your partner can have previously owned residential property in Australia, including investment properties. There are limited exceptions, for example if you owned a property before 1 July 2000 and have not lived in it for more than six months.
- 3. New home. The property must be a brand new home: a newly built house, an off-the-plan unit, a substantially renovated home where the renovation has not been lived in since, or a land contract paired with a build contract. Established occupied homes do not qualify.
- 4. Property price cap. Total value (home plus land) must not exceed $750,000 south of the 26th parallel, which covers all of Perth metro and southern WA, or $1,000,000 north of the 26th parallel.
- 5. Live in it. You must move in within 12 months of settlement (or completion of construction) and stay for at least six continuous months. Investment use disqualifies the application.

Worked example. A Perth first home buyer purchasing a $580,000 new build pairs FHOG ($10,000) with the WA stamp duty concession (~$9,800 saved), and uses Keystart at 5% deposit (no LMI, saves ~$15,000). Total benefit at settlement: roughly $34,800. The grant alone is meaningful. Stacked, it is decisive.
The process
How to apply for the WA First Home Owner Grant.

What you need to provide

For purchase contracts, the $10,000 is paid at settlement and either reduces the cash you need to bring on settlement day or lands in your nominated bank account shortly after.
